MANDALUYONG CITY, Philippines — Strategically positioned near Metro Manila's major business districts, Mandaluyong City has emerged as one of the metropolis' established condominium hubs, attracting generations of homebuyers and property developers seeking accessibility, convenience, and proximity to economic opportunities.

With Ortigas Center, Makati CBD, and Bonifacio Global City within reach, Mandaluyong offers an attractive residential address for professionals, families, and urban dwellers who want to remain connected to the metro's major business and lifestyle destinations.

Its accessibility through EDSA, Shaw Boulevard, and the MRT-3 railway line has further supported the growth of high-rise residential communities, transforming portions of the city into thriving neighborhoods where condominium towers, commercial establishments, and transportation networks converge.

Among the developers that have contributed to this transformation is Empire East Land Holdings, Inc., which has established a significant presence in Mandaluyong City through decades of residential development.

Now celebrating its 32nd year, Empire East has completed 40 residential towers in Mandaluyong City alone, reflecting its long-standing commitment to the city and the confidence of thousands of homebuyers who have chosen its communities.

From Mid-Rise Communities to Pioneering Urban Concepts

Empire East's residential footprint in Mandaluyong traces back to developments that responded to the changing needs and aspirations of Filipino homebuyers.

Among these is Governor's Place, a four-tower mid-rise residential community along Shaw Boulevard, which introduced condominium living along one of the city's major thoroughfares.

The company went on to introduce new concepts in urban residential living.

At San Francisco Gardens, a six-tower mid-rise community along Boni Avenue near EDSA, Empire East introduced loft-type residential units and an innovative no-down-payment scheme during the 1997 Asian Financial Crisis, making condominium ownership more accessible at a time of considerable economic uncertainty.

The company further expanded its residential vision through California Garden Square, a 25-tower development featuring loft-type units and a micro-city concept that brought together residential living, recreational amenities, and commercial conveniences within one community.

Over the years, California Garden Square has evolved into an established residential neighborhood, with its commercial spaces contributing to the vibrant retail and dining scene along the D. M. Guevarra and Calbayog area.

These developments reflected an evolving approach to condominium living, where accessibility and affordability were complemented by community amenities and everyday conveniences.

Bringing Residential Living Closer to Transportation

As Metro Manila continued to expand, proximity to mass transportation became an increasingly important consideration for urban homebuyers.

Responding to this demand, Empire East developed Pioneer Woodlands, a six-tower transit-oriented residential community strategically located at the corner of EDSA and Pioneer Street. Directly connected to MRT-3 Boni Station, Pioneer Woodlands brings residents closer to Metro Manila's railway network, providing convenient access to business districts and lifestyle destinations.

Five of its six high-rise towers are ready for occupancy, while the sixth and final tower is nearing completion and is expected to commence turnover by the end of 2026.

The development reflects Empire East's continued focus on creating residential communities that make everyday mobility and urban living more convenient.

A New Landmark Rises Along Shaw Boulevard

Building on its established presence in Mandaluyong City, Empire East is advancing another major residential development with The Paddington Place, a four-tower high-rise community along Shaw Boulevard.

Located near EDSA and MRT-3 Shaw Boulevard Station, the development offers convenient access to Ortigas Center and other key destinations in Metro Manila.

Its location also provides panoramic views of Wack-Wack Golf and Country Club and the skylines of Ortigas and Makati, bringing together urban accessibility and elevated residential living.

Empire East, together with its construction partner Metro Stonerich Corporation, recently celebrated the topping off of The Paddington Place, marking another significant step toward the development's completion.

The ceremony brought together executives and project teams from both companies in recognition of their collective efforts in advancing the development.

"Today, we celebrate reaching the top of The Paddington Place. But our greater achievement will come when we open its doors to the families who will call it home," said Empire East President and CEO Atty. Anthony Charlemagne C. Yu.

As the development progresses toward completion, Empire East is preparing for the next phases of residential turnover, homeowner occupancy, and the activation of commercial spaces that will complement the lifestyle needs of its future residents.

A Continuing Commitment to Mandaluyong

From the early residential communities of Governor's Place and San Francisco Gardens to the thriving California Garden Square, transit-oriented Pioneer Woodlands, and the emerging The Paddington Place, Empire East's developments reflect the evolution of condominium living in Mandaluyong City.

Each development represents a different chapter in the company's efforts to respond to changing homebuyer preferences, urban mobility needs, and the growing demand for accessible residential communities.

Across its 32-year history, Empire East has built a portfolio of 166 residential towers, 122 of which have already been completed and turned over to homebuyers.

As Mandaluyong continues to evolve as a major residential and commercial destination, Empire East remains committed to contributing to the city's growth through developments that offer lasting value, convenience, and quality living environments.

With The Paddington Place moving closer to completion, the company looks forward to welcoming another generation of homeowners and further strengthening its residential legacy in the city.

For Empire East, it is a continuing commitment to Moving Lives Forward—one home, one community, and one generation at a time.
