With so many key players in real estate development, how do you distinguish the best? A proven track record for both client service and innovative development is the best testament for excellence. This is the winning formula that Empire East has adopted through the years—value-oriented real estate with the core of people’s priorities right on target.

The Birth of Empire East

Empire East started as the Community Housing Division of Megaworld, with the primary charter of developing and selling affordable housing projects. On July 15, 1994, Megaworld made a decision to incorporate and register the company as Empire East Land Holdings, Inc., with the renewed focus of going into the middle-income residential segment.

Empire East remains to be an affiliate of Megaworld Corporation—one of the biggest developers in the country. Megaworld, on the other hand, has consistently been awarded as Best Developer by both local and international award-giving organizations. With the company’s awards exceeding the number of years it existed in the business, Megaworld passes on this tradition of real estate excellence to its affiliates like Empire East.

Since its incorporation, Empire East has expanded its offering to upper mid-cost and luxury housing projects, high-rise condominiums in Metro Manila and suburban areas, and township developments. Empire East is also a member of Alliance Global, one of the country’s biggest conglomerates. Under the effective and dynamic leadership of Atty. Anthony Charlemagne C. Yu, Empire East continues with its tradition of innovating community developments to a level that upgrades the lifestyle of its clients.

An Impressive Roster of Completed Projects

In the past 25 years, Empire East has to its credit an exceptional portfolio of completed projects—more than 100 condominium towers in key areas of Metro Manila, and two horizontal developments in Laguna. Some of these projects are the San Lorenzo Place, Laguna Bel-Air, The Rochester, The Paddington Place, Mango Tree Residences, The Cambridge Village, The Xavier Hills, Greenhills Garden Square, San Francisco Gardens, Little Baguio Gardens, Governor’s Place, Kingswood Makati, Pioneer Woodlands, Little Baguio Terraces, The Sonoma, and Kasara Urban Resort Residences.

What Makes Empire East Excel

1. A Vision to Innovate

One very important factor that sets a developer apart from others is their vision to create change. They are not afraid to take risks and to come up with projects that are unique, taking on new concepts which could potentially add value to the property. Empire East continues to pioneer real estate concepts, building communities that transform both the landscapes and the lifestyle of its clients. Some of these innovations include the township model, loft innovation, the micro-city, transit-oriented developments, and urban resort communities. For its 25th year, Empire East offers another revolutionary and ambitious township project in the Pasig-Cainta area—the Empire East Highland City. This is deemed as the first elevated city in the Philippines which will redefine the concept of condo living, and the company’s grandest high-rise project to date.

2. A Passion for Service

At Empire East, high value is attached to servicing its investors and customers. It is not just about making money out of the projects. It is about delivering high-quality homes in the best locations, with the needs and preferences of the client in mind. The projects are designed to input value-added features, plus a lifestyle that is best deserved by its buyers. For instance, its newest development—the Empire East Highland City—has a grand shopping mall and an exclusive sports club added to its features.

As a further example of Empire East’s genuine concern for customers, they were the first to offer flexible payment options such as the “No Down Payment, Zero Interest Scheme” during the 1997 financial crisis which hit Asia. This scheme has been adopted later on by other developers.

3. High Quality and Affordable Development

Property developers constantly face the challenge of delivering the project on time without sacrificing quality. Empire East ensures the integrity of its projects through its successful completion of high-quality projects that were previously identified. Empire East’s San Lorenzo Place has been awarded Best Mid-End Property Development in Metro Manila in 2019 and The Rochester in Pasig City was highly commended for that same category in 2018. Meanwhile, The Cambridge Village has been recognized as Best Affordable High-Rise Condominium this year.

4. A Developer With a Heart

Empire East CEO and President, Atty. Anthony Charlemagne Yu has articulated one of Empire East’s core values when he said that it is their responsibility to take care of communities that are left behind as the country prospers. This is the inspiration for Empire East to go into projects such as the construction of multiple housing units in Muntinlupa for Gawad Kalinga beneficiaries, a street feeding program in Metro Manila, an art workshop and setting up a library for kids in Laguna, and donations to the Marawi siege survivors. These programs are all befitting of the slogan “Empire East Cares”. Empire East was also recognized for its corporate social responsibility efforts in 2018.

Through the years, Empire East has made a mark by being a leader in real estate innovations. Blending its expertise in project development with a genuine concern for the needs of its market, the company has spiraled upward and continues to grow. Empire East intends to move forward and beyond—tapping wider markets and constantly improving toward its goal to reach even greater heights.
